The Decorating and Staging Academy, the leading training association for interior redesign, home staging and decorating, today announced the winners of 2021 Distinguished Style Awards, in the categories of Interior Redesign/Decorating, Home Staging: Occupied, Home Staging: Vacant, Color Transformation, Rising Star, Star Teams and Most On-Trend Creation.  

“The-DSA trains and recognizes creative and talented individuals for their outstanding transformations,” said Sandra Racz, Executive Director of The Decorating and Staging Academy. “We’re delighted to help people pursue their passion in building their own Home Decorating and Staging business, in a variety of niche specialties.” 

The Distinguished Style Award is presented to Nikki Lattanzi, Staging by Nikki for Home Staging: Occupied.
In the Home Staging: Occupied category the guideline required a transformation of a client’s home with a great use of homeowners’ furnishings or Stager’s props. Nikki’s work stood out among the others winning her the Home Staging: Occupied award.

Peter Billingsley’s real pad is a big step up from his 'Christmas Story' house

Peter Billingsley, who gained fame as the charmingly boyish character Ralphie in the 1983 movie "A Christmas Story," has landed the role of homeowner in Manhattan Beach with a $3.175-million purchase.

Arched double doors at the front of the two-story Mediterranean, built in 2009, open to a high-ceiling great room. Travertine and hardwood floors flow throughout the first floor. The center island kitchen opens to a living room with doors leading to the backyard. There are six bedrooms and six bathrooms.

An outdoor entertaining area is equipped with a kitchen, a fireplace and a covered patio. A built-in spa is surrounded by lawn.
Actor-producer Billingsley, 47, did extensive work in commercials starting at age 2. Chocolate lovers may remember him as Messy Marvin from the 1970s Hershey’s television ads.

More recently, he has been an executive producer for the series "Fear(Less) with Tim Ferriss" (2017), “F is for Family” (2015-17) and “Undeniable With Joe Buck” (2015-17).

Jesse Dougherty and Jessica Swarbrick of Berkshire Hathaway HomeServices California Properties were the listing agents. Stan Liosis of NWRE Realtors and Darryl Rosen of Vista Sotheby’s International represented the buyer.

I use Nikki for home staging for every listing... even if my clients are on the fence about the process. The added value she brings to a listing both in the eyes of the sellers and to the perspective buyers is enormous. Nikki can make a sad, tired home look like the best listing in the neighborhood.  And in doing so, the added value of staging brings a higher sales price and many times multiple offers and over bidding. Nikki can take a home with no personality and make it into a charming, lovely home that creates a buying frenzy.

What can I say about Nikki Lattanzi? I’ll start with, “She’s the BEST!” Shortly after Nikki moved here from the East Coast, I was introduced to Nikki as she wanted to restart her design business in her new home, Los Angeles. Finally, the intangible element of Nikki’s business is her personality and demeanor with our clients. She is calming in a stressful process. She is firm in her ideas but not pushy or off-putting. The first time I used Nikki’s staging services, I knew I would never look for someone else again. I put out some feelers to my network of realtors that I needed someone who could stage my listing in less than 48 hours and that I had a very specific budget the seller had requested I stay within. Nikki met the deadline and stayed within budget. She worked hard to do so, but there was never any doubt that she would complete the task at hand.

Her design skills were stellar. This specific listing was a remodeled home with a very open floor plan. Potential buyers were coming in droves to my open houses, but they were all asking the same questions. “Where would the TV go”? “Where would the dining room table go?” Nikki saw the rooms with a  different eye than the builder and contractor had envisioned and her ideas were a hit. With her staging and decorating the house was transformed into one of the hottest properties on the market and within a week of the staging the house was in escrow.

Nikki is highly skilled in her field. She is fair, trustworthy and all around terrific.

I have had the very great pleasure of employing Nikki to stage my listings for the past three years. In one case, she transformed a ho-hum little 1929 Spanish bungalow into a knockout. In large part due to her artistry, we took a $990,000 listing and turned it into a $1.3M showplace... and got 38 offers in the process.

In another case, she went into a little ranch home in Anaheim, stuffed to the rafters with 40 years worth of married his-and-hers stockpiling, and helped the owners sort through what to take and what to get rid of. She staged the rest to look like a first-time buyer's dream home. I have watched time after time as buyers walk into her settings and find themselves completely smitten.

She has worked her magic on many townhomes in Fusion at South Bay, all of which sold for more than asking price with multiple offers, in large part due to her artistry and innate gift at telling a compelling story...all for a very reasonable price.
